A water lover’s paradise with direct access to the water at high tide, this most interesting waterside Jacobean cottage in Noss Mayo, South Devon has been sympathetically extended and lovingly restored by the current owners to create a unique and charming waterside holiday home with the most amazing views of the estuary from most of the rooms and especially from its sunny decked balcony overlooking the water. Steps from the cottage lead down to the estuary and the cottage’s running mooring, so guests can bring their own boats of up to 15ft (or boats can be hired locally), giving them easy access to the lovely creeks and beaches in the area. The interior is fitted out with oak and locally sourced timber and furnished in a relaxed style with a spacious living room and separate snug, allowing the noisier members of the party their own space. The lounge opens onto a small morning terrace which is ideal for that early morning cup of coffee whilst watching the bustling comings and goings down on the water. Yew Tree cottage provides a comfortable base from which to explore the lovely counties of Devon and neighbouring Cornwall.
Small hall with space for coats and wellies. Open plan living room with large display windows giving lovely views of the estuary. Lounge area with two sofas and an armchair, TV, DVD and Sky + HD. French windows to a small morning terrace. Dining area with oak table and chairs to seat 8. A few steps down to a cloakroom with hand basin and WC. Side door to steps leading down to waterside. Snug with sofa, armchair and woodburning stove, TV (no signal), DVD and iPod dock. Country style kitchen with views of the estuary and oak units, gas hob and electric oven, dishwasher, American style fridge/freezer, microwave, TV (for dvd only) and door to the balcony. From the lounge a feature oak spiral staircase leads up to the landing and the bedrooms. Spacious dual aspect master bedroom with 5ft king size double bed and en-suite bathroom with roll top bath, rainfall shower, hand basin and WC. Bunk bedroom with two 3ft bunks, dressing table and wardrobe. Second double bedroom with 4ft 6in bed and views of the estuary. Family bath/shower room with roll top bath, shower cubicle, hand basin and WC. Twin bedroom with two 3ft beds and fitted wardrobes.
Wide decked balcony overlooking the water, furnished with garden table and chairs with an additional small patio area to side of cottage suitable as a barbecue area. Small terrace off the lounge which catches the morning sun, furnished with small table and chairs. Outside shower to wash off sand. Steps lead down to the water’s edge and private quay. Please note that these steps are quite steep and supervision of children is recommended.
Off road parking bay for up to two medium sized cars. Additional road parking may be available.

- Running mooring: For one vessel maximum length 15ft, plus space for canoes on the quay. (Contact Newton Ferrers harbour office for harbour dues and information on trailer storage). Public slipway 5 minutes walk.

Very well equipped cottage.
Enjoyed our stay very much, had excellent weather, the road was re opened on our day of departure.
We really did enjoy our stay. Perfect location and the balcony was lovely. All helped by great weather of course. We are not complaining about it (its just nature) but our car and the front of the house was covered in sap and foliage/seeds from the tree near the house. I cleaned the car every day - but maybe a better door mat for the front door would help keep the house clean. All just minor niggles.
There was a land slip from the garden opposite on the day we arrived which block most of the narrow road and remained there until the end of our second week when the Council moved the debris to the passing place next to the property. I assume this still there as the occupants of the property whose garden had collapsed seemed to be absent

The problem items listed above severely detracted from the enjoyment of the holiday. We would be reluctant to book again with Toad Hall Cottages as the monitoring and maintenance of this property is not up to standard. I am sure that you will want to make a 'goodwill gesture' to compensate us. At this stage, and until I receive your reply, I will keeping these comments solely for this feedback form.
Yew Tree Cottage is very special and really enjoyed being able to stay in such a lovely home.
We always enjoy staying at Yew Tree Cottage, the location is excellent and the parking is good, the cottage space is excellent for the numbers who go with us. There are one or two bullet points that i wish to point out. 1. The Rayburn went out on the first day, there were instructions to light it but for insurance reasons we did not wish to relight it, so we had no heating to dry previously washed clothes. 2. I telephoned THC and had to leave a message to report that the alarm was ringing/sounding and we didn't know how to stop it (it did finally stop) but no one replied to my message. I would have also mentioned the Rayburn at this point. 3. The family bath was very wobbly and we had to be careful getting in and out. Everything else was excellent

Well appointed house with lovely rooms and a decking area overlooking the river where you could quite easily spend all day just taking in the view. Lounge and snug are very comfortable. N Both bathrooms are well equipped with lovely deep baths. A great holiday location. We will be back

Fantastic location and as always Noss Mayo is beautiful. The cottage is beautiful and cozy and has all we need. We will definitely come again.
Yew tree cottage is a lovely property, full of character. Luckily we had sunny weather which allowed us to make the most of the decking overlooking the estuary. The children loved crabbing at the quay below the house and wading through the mud at low tide. Two excellent pubs close by did excellent food and were very child friendly.
