Situated on a hillside overlooking glorious East Devon countryside, with a glimpse of the sea in the distance Hedge End farmhouse is a spacious stone-built former farmhouse with an oak beamed lounge with a big open fire, a newly refurbished farmhouse kitchen, a spacious conservatory and a games room with pool table. Located in a stunning rural setting, with magnificent south-facing views of open fields and a deep wooded valley the comfortable farmhouse has five bedrooms, all with en-suite facilities, so provides comfortable accommodation for larger families and groups alike.  Many of the rooms offer splendid rural views and sightings can be enjoyed of the wide variety of birds and wildlife in the surrounding countryside. Outside there is a terrace with furniture for barbeques and alfresco dining and a large private garden. There is also access to a huge field beyond that is shared with the adjoining holiday property BADGG (sleeps 3).  The property is ideally located as a base for walking and for exploring the stunning Jurassic coast.


Located about a mile outside the small, historic town of Colyton, with its shops, pubs and restaurants, and around 2 miles from the seaside town of Seaton, the house is ideally located as a base for exploring the stunning Jurassic coast and surrounding countryside and offers a good value choice for larger parties looking for a comfortable, quiet country retreat close to the coast. The friendly and welcoming owners, who live next door, are on hand to ensure that you have a comfortable stay.

Newly refurbished farmhouse kitchen with dining table seating 10, electric range double cooker with 6 zone ceramic hob,  built-in larder fridge, microwave, built-in dishwasher, island unit and CD/radio. Utility room with washing machine, drying space, freezer, additional fridge and additional electric cooker. Games room with full-size pool table. Conservatory with cane furniture and patio doors to terrace and garden, flatscreen TV and DVD. Cloakroom with WC. First floor: Bedroom 1 with 5ft king size bed and en suite bathroom with bath, walk-in shower, twin basins and WC. Dressing room with cot. Bedroom 2 with twin beds and en suite shower room, hand basin and WC. Bedroom 3 with 4ft 6in double bed and en suite shower room with hand basin and WC. Bedroom 4 with twin beds and en suite shower room, hand basin and WC. Bedroom 5 with 4ft 6in double bed and en suite shower room, hand basin and WC . 

Large patio/terrace with gas barbeque and furniture opening onto a large garden with lawn. Further access to 1.5 acre field for ball games etc.

Plenty of off road parking available for 5/6 cars.

  • Included: Bed linen, (please bring own towels, although towels available for overseas visitors on request from the owner at a small additional charge, but please bring own beach towels). Central heating (1st October to 30th April) and an initial supply of logs for the woodburner and open fire included. (Further logs available at cost from the owner). Wi-Fi. One full-size cot, one travel cot, two high chairs and one stair gate available (please request at time of booking, please bring your own cot linen). Babysitting can be arranged via the owner.
  • Pets: Two well behaved dogswelcome in public areas of property only (not bedrooms). Pet Charge:£25.00 per pet per week (£30.00 from Jan 2019). Please note that there are sheep in the adjoining field.
  • Local Facilities: Shops and pubs in Colyton 1 mile. Beach: Seaton 2 miles. Hugh Fearnley-Whittingstall's River Cottage HQ, shop and canteen are only a few minutes drive away in the market town of Axminster, which also has most facilities. Lyme Regis 7 miles. Sidmouth 8 miles.

We had a smashing time, the property fulfilled everything we required for 7 adults and 3 children.The location was ideal and the owner more than helpful. We all said that if visiting the area again we would be more than happy to stay here.

Very much so; property was ideal for our needs. For a party of all adults, having an en-suite in each bedroom was a notable feature.

We all had a lovely holiday, the weather was good, we were able too sit outside enjoying the view, the house was really nice had everything we wanted, it was so quiet and peaceful. Owners were pleasant and helpful.

Great farmhouse in a great location, we just loved it, Lots of space both inside and outside. Plenty of comfortable seating for all. Friendly owners. The dogs just loved the freedom of being able to roam without restriction. We all had an absolutely fantastic holiday.

Yes we had a lovely time despite variable weather. Lovely views to the sea from upstairs and great space indoors and outdoors for the kids -both big and little to play! Would definately come again with the family. Thank you.

As a group of crafters we had a great time. Everything was excellent apart from lighting in the kitchen. we can easily solve this though by bringing lamps with us next time.
