Home Farm Cottage is a former farm-workers cottage offers comfortable accommodation for up to four guests. Set within the grounds of the Countryside Education Trust charity, and part of a working farm, the rural setting offers a peaceful holiday retreat, and guests are offered a bookable tour of the facilities during their stay.

The village of Beaulieu is a short walk away, where ponies and donkeys roam its cobbled high street, and you can find a selection of tea-rooms and independent shops. Other local attractions include The National Motor Museum, Bucklers Hard and Exbury Gardens, with its steam railway. Calshot Activities’ Centre is close for active sports and bikes can be hired in the Beaulieu village. The Georgian market town of Lymington, with its ancient Saturday Charter market, is a short drive away through the open Forest.

Please note there are steep cottage stairs.
Home Farm Cottage caters for a maximum of 4 guests. Due to the unique setting, any additional visitors are by prior arrangement with the owners only.

Entrance porch into hallway.
Door to kitchen/diner with dining table seating up to 4 people, electric cooker, fridge with ice box, dishwasher, microwave, cafetiere.
Door to lounge with comfortable seating and TV.
Utility room with washer dryer, iron and ironing board.
Cloakroom with WC.
Steep cottage stairs to first floor.
Bedroom 1 with double bed (4ft 6) and drawer units.
Bedroom 2 with twin beds (3ft) and wardrobe.
Bathroom newly refitted with bath, walk-in shower, hand basin and WC.

Pleasant lawned garden to the side of the Cottage with picnic bench for outdoor dining. Farm animals, including sheep, goats, chickens and ponies can be seen and heard in this rural setting.

Please note the garden is enclosed but may not prevent a persistent dog from escaping! This is a working farm so dogs must be on a lead outside of the garden and children must be supervised for safety.

Beaulieu is said to be the most beautiful and historically rich village in the New Forest, and we’d happily agree.  Small, quaint and beautifully kept, Beaulieu retains a charm and atmosphere of a bygone era. The little high street highlighted with cobbles is lined (as is much of the village) with houses, cottages and buildings dating back to the 16th Century.

You’ll find all the provisions you need for your holiday in the village, with traditional shops, gift shops, tearooms, pub and delicatessen, plus a spectacularly scrumptious chocolate studio. Half way up the high street, you’ll come across New Forest Activities, who offer a range of activities including bike hire and archery. They are the only providers with permits to provide tours along the privately owned Beaulieu River in 2-3 seat canoes and kayaks.

Upon entering the village, you’ll pass a large mill pond and on the right a privately owned garage with a display of wonderful vintage and classic cars for sale. To the left and right are grassy banks dotted with free roaming ponies, donkeys and occasionally cattle. You’ll often see more animals wandering around the high street and the village car park. There are also grassy areas for picnics on the northern side of the river and mill pond in front of the Palace House grounds.

There are some terrific places to eat in Beaulieu. The Royal Oak keeps a collection of well-kept real ales to serve with country pub style food. The Old Bakehouse Tearooms serve homely food and cream teas in a quaint dining room lined with atmospheric old baking ovens. Steff's Kitchen at Fairweathers Garden Centre (well worth a look around) prepares home-cooked dishes, cakes and light bites using local produce and products.

Beaulieu is home to the National Park's most popular attraction - the National Motor Museum, Palace House and Beaulieu Abbey - collectively known as just ‘Beaulieu’. The massive 7000 acre Beaulieu Estate encompasses much of the parish including the entire Beaulieu River, the largest privately owned tidal river in the UK.

Look across the pond from the village and you will see Palace House, home of the Montagu family who have lived here since 1538. The house is open for tours and visits which are full of interesting rooms crammed full with artworks and stately treasures.

The enormous Beaulieu Abbey, founded by King John in 1204, was once a prosperous entity run by Cistercian monks.  The mill pool and dam was created by the monks who needed water power to drive their corn mill, and the Abbey thrived for centuries until Henry VIII in 1538 had it destroyed.

The Motor Museum is one of England’s top attractions with something to appeal to everyone. The museum houses over 250 vehicles with special exhibitions and events such as James Bond and Top Gear collections.

Beaulieu estate and surrounding areas attract wealthy house owners with some absolutely amazing properties, some of which can often be seen when walking or cycling. During the Second World War around 3,000 SOE (Special Operations Executive) agents came to the Beaulieu area, staying in a number of country houses before returning to occupied Europe to work with Resistance groups.

A couple of miles along Beaulieu River is Buckler's Hard. It’s a little hamlet of houses neighbouring the historic ship building yard, which is now a museum with indoor and outdoor exhibits about its history and heritage. It was here that naval boats were built to defeat the Armada in 1588.

Parking outside the Cottage on track for 2 cars. Additional parking in nearby private car park.

April 2023

Went for afternoon tea. Pricey but a great experience. Had to ask for a doggy bag which was quickly forthcoming, for the cakes.

September 2020

A wonderful place to eat and socialise - lovely garden where we enjoyed afternoon tea. However the length of time it took to serve us was unacceptable.

This is a great place to find gorgeous food and a friendly welcome. We stopped for coffee and pastries but the smell of a cooked breakfast as we walked through the door changed our minds. We'll definitely go next time we're in the area. The coffee was good too.

Nice cup of tea - could do with some fans or air-conditioning as rather warm

Fabulous breakfasts

April 2022

We visited the takeaway part of the establishment which was nice and friendly and the outside eating area was good but it was very expensive. I think we paid £7ish for an egg mayo baguette and £2.50 for a gingerbread fox biscuit!

August 2021

We visited three times during our holiday for lunch and afternoon tea. Managed to sit outside each time, no reservation needed. Staff were lovely and food was fantastic. Good price, especially for the area and quality.

June 2021

Lovely but need to book ahead.

November 2020

Unfortunately they had run out of scones but otherwise it is a good place for tea and cakes etc.

July 2018

Absolutely love this place. Enjoyed coffee scones and went back the next day for a lovely brunch.

Fed here twice and were impressed with the friendliness of the staff and the quality and size of the meals. Prices were not excessive either. Would certainly go there again.

July 2021

We stopped here on the way to our holiday cottage.. 3 adults and one toddler. It was a sunny day so we sat outside; the garden was beautiful and well cared for. The food was delicious. Added bonus of a couple of donkeys walking by the front of the pub. With all the room in the garden, a small children’s play area would be a welcome addition.

September 2019

Excellent food and atmosphere - drinks very expensive though and 10% service charge added

Friendly landlord (and locals) welcoming to us and dog, fantastic sized garden with lots to do, play area and snooker table for kids, loads of space, pretty flower hedging; just a really nice place to while away a sunny afternoon. Didn't eat there but was busy at lunchtime so assuming pretty decent!

April 2022

A very busy and popular pub with pleasant staff and varied menu (just a 5 minute walk from our accommodation). We had a problem with our meals on our first visit which was dealt with promptly and without fuss. The second visit was 100% fine. We can recommend the 5 mile Turfcutters Arms circular walk.

August 2019

Was disappointed with the food and the lack of customer service behind the bar! Will not be going back!

May 2019

We ate here on our first night in the New Forest. We booked in advance but it was not too busy. The menu is typical pub food but of a good standard. The vegetarian 'Homity' pie was appreciated by one of our party. Staff were friendly. The pub is an easy walk from the cottage.

Really interesting; very welcoming- a lovely place to visit

May 2022

Very much worth visiting

October 2021

This was great! We spent the entire day there from when it opened at 10am until it closed at 6pm. There was so much to see and learn, the children loved the monorail and vintage bus rides and the play area was one of the best we have been to (and we have been to a lot!). The best bit however were the two talks given by the Palace House falconer about his birds and what they do. It was so informative and amazing - the bloke needs a payrise!

August 2021

Interesting visit but expensive. The children’s play area was excellent.

November 2020

Excellent value.lots to do here, could easily spend the whole day if visiting all the attractions at this venue.

Enjoyed a day out at Beaulieu, reasonably quite as out of school holidays and we were able to take advantage of the monorail, the bus and easy access to the exhibitions. Also took a walk around the Mill Pond walk which gave a fabulous view of the Pond at Beaulieu and over to the bridge. We also took advantage of the free return to revisit the main exhibition on a very wet day enabling the motor fan more time to read all the information .

October 2023

Fabulous day out. It’s not cheap to visit but we really enjoyed. May not be suitable for young families. Only downside was that we went for lunch at the cafe and they had stopped serving hot food at 2.30pm and all the sandwiches /wraps had gone. Only cakes left !

September 2023

Having been to the excellent Motor Museum several times before, we decided to upgrade our annual pass and visit the sculpture exhibition which is on until September. We can thoroughly recommend this extra attraction, we are not usually into culture but the variety of topics and designs was fascinating and very enjoyable, recommended. The cafe is also very good.

June 2023

An enjoyable way to spend a day (or more!) lots to see, as well as the motors the gardens are beautiful, we found the wartime spy exhibition really interesting and surprising! Arrows to steer round the main exhibition much appreciated- it's a bit of a maze! Top marks to the staff - everyone was friendly, helpful, informative and welcoming, made the visit extra special.

June 2022

Outstanding, very interesting, and staff were friendly and made visitors welcome

May 2022

A very nice day out. Everyone enjoyed it even those who are not so interested in cars.

April 2022

Rey interesting but we thought the museum was past its best and needs some investment

October 2021

A great place to visit for all ages, with the older ones enjoying nostalgic memories of past motoring! It is a good venue if the weather is bad and well worth the entrance fee.

Lots to see and do if visiting all the attractions here.A very good day out.

October 2020

Fantastic day out for any car enthusiasts

April 2019

Such a great day out! Museum is facinating and interactive. Combined with the beautiful Palace House this is a must do attraction.

September 2018

A good day out - even if you do not like cars! Our grandson particularly enjoyed the museum and the 'Top Gear' attraction. The remains of the Abbey are worth seeing and one can dress up as a monk! Our favourite attraction was the demonstration of falconry - absolutely fascinating and we learnt a great deal about the birds and the history of falconry.

August 2018

Incredible place, well worth a visit (especially if you have a car-mad kid or two!). Really good day out- we did ours the same day as one of their Special days (Alfa day) which was good.

December 2017

A great day out for all the family. We spent all day here and would visit again.

August 2023

Milford on Sea is a very quintessential English village which has retained all its charm. The seafront is a delight to stroll along and The Needles Eye Cafe produces lovely coffee and lunches which is well worth a visit. A walk around Sturt Pond is also enjoyable and through to the village.

A proper gem. Great location for the new forest. The village is great and was only a short walk from our house. Not too busy or full of holiday makers. We will be back.

October 2021

One of my favourite places

July 2021

Good place to go if you have a buggy or wheelchair as there is a tarmac path along the top of the cliffs with great views of the Needles, plenty of parking and a kiosk serving refreshments.

September 2020

Lovely village with adequate shops on a very pretty green.

September 2019

Due to my husband breaking his leg we hired a mobility scooter for our holiday. It was a joy to ride along the front at Milford. Wonderful views of The Needles and lots of benches along the way too. Great access from the car parks. Would be great if the short path from Milford to Keyhaven could be the same good surface. We felt the rough stones would be too hard to ride on.

June 2019

Love Milford on Sea so old fashioned hasn't changed much since I use go as a child in the 1960/70s

April 2019

great walking area, small cafe-the needles, children climbing play park- crashing waves over stoned beach

Barton on Sea

A stony beach with sandy areas as the tide goes out, and a great spot to do some fossil hunting. The cliffs are subject to considerable coastal erosion and at times parts of the beach can be cordoned off. The Beachcomber Café on the cliff top is one of the most popular cafés in the region. Plenty of parking in car parks along the cliff top as well as on-road parking.

Highcliffe Beach
Highcliffe Beach
(13 miles)

Highcliffe beach, beneath the popular Cliffhanger Restaurant is a part sandy, part pebble beach. The beach has sloping access as well as steps down to the shore from the pay and display clifftop car park. To the east, Highcliffe beach towards Barton on Sea is a part sandy beach at the foot of the second most eroded cliff in England. This side of the beach is dog-friendly all year. However do check the tide times as high tide can make it difficult to walk along the beach.

To the west towards Highcliffe Castle beach, the promenade leads across the top of the small beaches inbetween the groynes with views across Christchurch Bay and Hengistbury Head. Groynes 4-8 have dog restrictions as does the promenade during the summer months, May-September.

March 2024

It's always a joy to stay here. The cottage is very cosy and it is so peaceful being in amongst the animals and so close to the New Forest. I shall miss the bird song. My favourite place to visit has to be Blackwater Aboretum, just magical. Also Lepe Country Park and Nature Reserve. Thank you for the apple juice and biscuits, all very tasty.

Had a great and comfortable time at the cottage, everything we needed. The biscuits were delicious and thank you for the vegetables. My sons highlight were the pigs, he loved visiting them.

September 2023

Great weather and lovely cottage

May 2023

The cottage is lovely and there is everything that you need. On our arrival I was greeted with a beautiful birthday cake as it was my 65th birthday. It was a lovely surprise. The bed was so comfy and had a good nights sleep each night. Would recommend and will book to stay there again at some. Thank you Steve.

October 2022

We had a wonderful stay. The cottage worked really well for us and the homemade cake and other goodies on arrival were much appreciated. Our toddler loved staying on a farm and the animal feeding session that we booked. The location worked really well for us too. Lots of great places to visit within a short distance and the hop on hop off bus stop was within walking distance. We would definitely return.

September 2022

We had a lovely week. Nice to hear the animals and be a little distance out of the village but a short walk away. Great outside space in the garden.

We loved our stay

July 2022

Fabulous holiday, the location managers (on site) did an excellent job making us welcome. Would consider repeat attendance

July 2022

We absolutely loved our stay at home farm cottage and would definitely like to return. The location is beautiful and the garden ideal. Loved having a walk around the farm to see the animals, lovely to see the sheep and ponies in the paddock at the front of the cottage. Steve and hannah were very friendly and helpful as were the staff around the farm. The welcome basket on arrival was a lovely gesture and much appreciated, as was the delicious chocolate cake.

June 2022

had a lovely stay

May 2022

We had a wonderful stay everything was exceptional and the arrival gifts of local produces and a homemade chocolate cake were very much appreciated and delious.

April 2022

Lovely cottage would go again and would recommend.

September 2021

We loved our stay. The cottage was comfortable and clean. The bedrooms and bathroom were lovely.

August 2021

Marked down slightly on cleanliness as we found damp used towels hanging on the back of the bathroom door on arrival, damp bath towels still in the washing machine (which we then washed ourselves) and no toilet roll in the upstairs bathroom on the first night - a little difficult when we didn't realise this until the middle of the night :) Other than that we had a wonderful time, the location was lovely, everyone we met was friendly, the animals were brilliant and the cottage was well furnished and cosy.

June 2021

The cottages was immaculate and very comfortable, with everything you good possible need.

Excellent position for the South and eastern parts plus a Tesco just up the road for petrol etc.

April 2021

We really enjoyed our stay at Home Farm ... the bcottage had everything we needed and was comfortable and spacious. Having the animals right outside the window was a huge bonus - especially for the 8 year old. She loved doing the animal feeding one morning, Lewis was really lovely and a brilliant guide - we loved his stories! Highly recommend this cottage for a stay in the Forest - the only slight downside is need to be on busy road for a little while on bikes, before you can get onto quieter roads/off road.

Fantastic trip. Really liked feeding animals.

Yes, it was very enjoyable. It's great to be on the farm looking out at the animals.
