Excitement mounts as you approach Langston along its long, private, tree-lined driveway overlooking the farmland beyond. Turning in to the large gated driveway, this stunning Grade II Listed Georgian farmhouse is impressive but the handsomely styled interiors even more so, and will certainly please the eye of those looking for a fabulously equipped and superbly presented, spacious property offering the ultimate in modern comfort and understated luxury.  
Set in established grounds of around 3 acres, complete with indoor heated swimming pool, state of the art cinema room, a stunning Victorian kitchen garden and its own private lake for guests to enjoy, Langston offers the most wonderfully private family hideaway which you may never wish to leave, whilst being easily accessible to all of the golden beaches and popular areas this delightful corner of the South Hams has to offer. Langston also provides thoughtfully equipped, accessible ground floor accommodation, with wide doorways and accessible wet room.

Surrounded by landscaped gardens and lawns, partly enclosed with stock proof fencing and gated orchard reaching down towards the lake, Langston is a superb place to join with family or friends.  Adjacent to managed farmland and buildings, mainly set to arable and sheep (Stanley the Sheep is one of the friendly residents over the fence), Langston is located on the outskirts of the tiny South Devon village of Kingston and just a mile to the Dolphin Pub, 2 miles to Wonwell beach and a short drive to Bigbury on Sea.
Nearby towns of Kingsbridge and Salcombe have a wide range of shops, bars and restaurants and are also hubs for sailing and other water based activities. 

NB: Lambing takes place from the start of May, and the sheep, who can be quite vocal at this time, will be on site -  adjacent -  until around the end of June.  A wonderful opportunity to see  gorgeous lambs playing in the fields. It should also be noted that any sheep-chasing dogs would be advised to time their stay accordingly. 

By default all bedrooms with zip link beds, excluding bedroom 5, will be arranged as doubles to make 6 double bedded rooms and 1 twin bedded room. If you would like to make different arrangements please confirm your preferred bed arrangements to a member of our team no less than 48 hours prior to your arrival.

This property provides a mid-stay housekeeping visit; on Tuesday mornings, the housekeeping team will carry out a clean of bedrooms, bathrooms and kitchen. Guests should advise the caretaker direct if this service is NOT required. Additional cleaning is available upon request and payable by guests.

Off the kitchen is a drying area with two dog beds and tiled floors, the perfect spot for sleepy dogs to dry off after a fun day out before joining the family in the main house.
Sumptuous dining room with handmade oak dining table to seat fourteen, wood burner set into the large fireplace, sideboard and door to the garden.

Utility room with two washing machines, tumble dryer, butlers sink and door to the gardens.
Double doors open up to the fantastic, state of the art, Cinema Room with 4K Smart Cinema Screen with HD surround sound streaming Netflix, Amazon Prime Video, Britbox and other apps (own login required), scene lighting, electric blackout cinema blinds, tiered cinema seats, velvet sound cloud ceilings, Popcorn machine, drinks fridge.

Ground floor:
Bedroom 6: Super king 6ft bed (zip and link), built in open wardrobe and shelves, chest of drawers and dressing table. Accessible and thoughtfully equipped, wheelchair-friendly and conveniently located directly opposite an accessible shower room, with walk-in shower, low level basin, WC, towel rail, underfloor heating.

Bedroom 7: Super king 6ft bed (zip and link), chest of drawers, hanging pegs, dressing table. Shares use of the ground floor shower room opposite.

From the rear entrance hall, nine steps lead up to the fabulous heated indoor swimming pool. Lockable from the main house so that children can be supervised in its use, and opening out onto the terrace, the indoor pool is 1.45metres deep and all one level. Rattan sun loungers, and comfortable seating, audio system, shower area, separate cloakroom.
A small flight of stairs and landing leads to further bedrooms:
Bedroom 4: Super king 6ft bed (zip and link), open cased wardrobe and dressing table. En suite shower room with rainfall and handheld showers, basin, WC and heated towel rail.

Bedroom 5: Twin 3ft beds (zip link) with hanging rail and shelf, chest of drawers. One step up to the beautiful en suite bathroom with freestanding roll top bath, walk in shower cubicle with rainfall and handheld showers, basin, heated towel rail and WC.

The second wing of the house provides three further bedrooms:
Bedroom 3: King sized 5ft Brass Bedstead with original polished wooden floors, chest of drawers and hanging rail. En suite shower room with rainfall and handheld shower, basin, heated towel rail and WC.

Bedroom 2: Super king 6ft bed (zip and link) with his and hers built in wardrobes and shelves, chest of drawers and dressing table.
Family bathroom with stunning freestanding slipper copper bath, shower cubicle, basin, heated towel rail, WC.

Master bedroom: Super king 6ft bed with jungle print headboard, dual aspect sash windows and polished wooden floors, dressing table and ample built in wardrobes. Sumptuous en suite bathroom with freestanding roll top bath tub, shuttered windows enjoying a relaxing view of the gardens, walk in shower cubicle, basin, heated towel rail and WC.

Langston really has so much to offer. The property is surrounded by beautifully cared for gardens, a gated terrace adjacent to the swimming pool building with outside dining for fourteen, music system, a fire pit area with bespoke rustic seating, gas barbecue area, swinging egg chairs, covered open barn which also provides a  covered outside eating area, well stocked walled kitchen garden from which guests are encouraged to pick fresh fruit and vegetables.

There is an outdoor table tennis table in the car port at the front of the house. 
Stable (please enquire should you wish to bring a horse – paddock possible adjacent) Through a gated orchard with lockable gate added as a safety feature, lies the beautiful lake which has been stocked with a few fish for guests to enjoy a spot of fishing though please note, stocks are not maintained or monitored.
Around the lake lies “Narnia” with beautiful areas of planting (some 17,000 new trees recently planted), various seating areas to take in the surroundings and even a mown 2.5km trail running circuit taking in the lake, fields and woods. Children must be supervised at all times due to the nature of the farmland and lake.

Beyond the boundaries of the main house and gardens is a 650 acre working farm, but there is little disturbance for guests other than the occasional passing tractor and the odd bleat from our flock of pedigree Black Welsh Mountain sheep.

We do ask that guests do not swim in or use watercraft on the lake, nor enter the farmyard and barns, and that children don’t venture away from the house and gardens unsupervised.

 

The village of Kingston, nestled deep within picturesque South Hams countryside, and located within a stone's throw of the South West Coast Path, is perfectly situated for exploring this stunning stretch of coastline and enjoying far-reaching sea views from dramatic cliff tops.

Kingston itself has a 16th century pub, and lies less than a mile from the attractive village of Bigbury which boasts a fabulous 18 hole golf course, a great local pub with Italian restaurant, The Pickwick Inn, a village store, and the popular seafood restaurant, The Oyster Shack.

Two miles south west you will find Bigbury-on-Sea and the renowned Burgh Island, with its art deco hotel and Agatha Christie/Poirot connections, along with its pub, The Pilchard Inn - the former smugglers' haunt dating back to the 14th century, where time almost seems to have stood still. This wonderful, unspoilt little island has been featured in many films, is a natural bird sanctuary and can be reached on foot at low tide, or by the iconic Burgh Island Sea Tractor at high tide.

The beach at Bigbury offers all you could wish for from a beach - acres of sand, excellent for castle building (and burying the relatives!), cricket, volley-ball, and the waves and wind necessary for surfing, windsurfing and kite-surfing. It is also a wonderful spot for dogs in the low season, as they can race along the beach, yet remain in full view of their owners! Dog restrictions apply in the high season, however, there are some sections of the beach which you are still able to enjoy with your four-legged companion. 

Neighbouring Bantham beach, on the opposite side of the Avon estuary, is set in a fabulous setting, where one can imagine being in some far-away romantic place, especially amid the sand dunes. It is extremely popular with families, couples, and surfers, wind surfers and kite surfers. The Sloop Inn, located in the tiny village itself, is frequented by holidaymakers and locals alike.  

A holiday cottage in Kingston offers a beautiful spot from which to enjoy numerous outstanding beaches, awe-inspiring coastal walks, and leisurely strolls through idyllic countryside.

Electric Vehicle Charging is possible via two 22kWh Rolec Fast Chargers available for guests use - located in the parking area outside the main entrance, on the end of the barn opposite the house,  and payable via the Monta App.

We were staying locally and popped in a few times for a drink before heading back for dinner. The pub had just been taken over by a new landlord who was very welcoming and there was a good selection of drinks. The atmosphere was warm and cosy. A delightful village pub and we wish the new landlord the best of luck for the future.

We recently stayed at Wild Goose Barn just up the road in Langston and thoroughly enjoyed our meal and drinks at The Dolphin in Kingston. The pub is an absolute delight, cosy and quaint, and the staff couldn't be more helpful or friendly; the food was absolutely delicious, locally sourced and freshly prepared. I'd advise you to book early to avoid disappointment!

We always enjoy a visit to the Journey's End. Excellent, well kept real ale, and, if we liked cider, would probably add a similar comment about that. Good food, using excellent local seasonal ingredients. The menu caters for a wide range of tastes and ages. Dogs welcome. Problem is booking a table, especially for a large family.

This delightful quintessentially 'olde world' country pub would make a good destination for lunch after a morning down at Ayrmer Cove. There's a link between the pub and the play of the same name written in 1928 by the writer RC Sherriff. Have a stroll around the impossibly pretty village of Ringmore and don't leave without visiting the 13th century church of All Hallows, where there's a magnificent and rare medieval wall painting.

It looks so beautiful from the pictures, well it could be, under electric box cupboard and the dining room windowsill the cobwebs where that big we had clean them away. The bedroom with 3/4 bed was only big enough to house the bed no room either side. The armchair in the living room wasn't good to sit in it had collapsed & every time you sat in it you fell through it. Towels didn't smell fresh had to wash them before we could use them.

Our favourite pub, ever, in the world (and we've been around a bit!) We return again and again and again! The noodle dishes are amazing; I always promise myself I'll try something different but still keep gorging on noodles! Very excited to actually be staying in Ringmore this time round (usually we are in Bigbury on Sea) so plan lots of meals here! The beer battered cod was great too and nearly defeated a ravenous young chap - no mean feat! The building itself is brilliant with lots of little rooms and a great atmosphere. When we were there last they were setting up a pizza oven in the garden...can't wait to go back and try it! Yum yum!

A friendly cliff top golf course close to Kingsbridge, Bigbury Golf Club is a links course with spectacular views of the South Devon coast. It is an 18-hole course where you can play as an individual or as part of a group. It’s 6,035 yards for men, 5,544 for ladies and par is 70 and 73 respectively. There’s a clubhouse with a restaurant and bar, but remember that dress should be smart/casual at all times, and in the clubhouse they ask that you don’t wear golf shoes, hats, untailored shorts, general beach wear, collarless tee shirts and non-golf sportswear like tracksuits and rugby shirts. The club offers rates for groups of 6-14 and society golf days for numbers over 14. Green fees are seasonal and depend on the time of day that you’re visiting so keep an eye on the website for full details.

Had a great lesson with Discovery Surf. Two hours on the Sedgewell side of Bigbury Beach. All equipment provided, the guys really knew their stuff and we were on our feet in no time. Such a buzz, definitely recommend trying it out if you've not surfed before or want to build up your confidence in the sea.

In an Area of Outstanding Natural Beauty, Wonwell is a sandy beach on the east shore of the Erme river which joins Mothecombe at low tide. It affords visitors a large expanse to explore and is accessed via a woodland path from the road which takes about 10 minutes. Alternatively, there is a slipway from the road to the shore of the river and at low tide you can walk along the edge to the beach itself, so make sure you get your timings right to make the most of this one. Parking is limited at Wonwell Beach so keep that in mind when you’re heading over. Road parking allows for around 20 cars depending on their size and there aren’t really any facilities around, although there are toilets nearby. This does mean you need to be prepared if you’re heading there for the best part of the day, but also makes for a very peaceful experience whether it’s lounging about on the sand with a picnic in the summer, or a stroll in the cooler months, simply taking in the atmosphere. Dogs are allowed on the beach all year round so it’s the perfect place to take them for a run around. Something to be careful of – do keep an eye on the tide to avoid getting cut off when it comes in and getting very wet en route back to dry land!

Glorious beach at the mouth of the Erme. Narrow lanes and very limited parking. No toilets, cafes etc - wonderful! Turning circle for cars just before the beach but expect to have to reverse back up the access lane to allow cars that are leaving to go back. A nightmare on Bank Holidays - parking almost impossible and expect to have to negotiate very tight spaces.

Roughly one kilometre (20 minutes depending on your pace) from the National Trust car park at Ringmore, and with a selection of footpaths to get to it, Ayrmer Cove is a quiet secluded beach on the South West Coast Path. For anyone on holiday in South Devon it’s a peaceful place to sit and contemplate the natural scenery amongst the shingle, pebbles and rock pools, admiring the cliffs. It makes for a beautiful destination to walk to from Ringmore itself, which is a small village (population 230) with views towards the cove itself as well as Bigbury Bay – it makes for a wonderful holiday cottage destination in South Devon as well as a place to visit as part of your day. Walking to the beach allows you to discover the surrounding woodland, wildlife and history of the area – taking in old smugglers’ routes and hedgerows that have been in situ since the 1800s. It is a little tricky to get to so it’s not ideal for wheelchairs, and there aren’t any toilets or facilities at the beach itself so if you want to stay for a little while don’t forget to take snacks or a picnic if the weather is right. This is all about enjoying the environment that’s such a proud part of the National Trust – it’s everything a holiday in Devon is about, and yes, dogs are permitted all year round and will very much enjoy the walk!

Close to Kingsbridge, Challaborough Bay is a sandy beach in an Area of Outstanding Natural Beauty that’s perfect for enjoying all the seaside activities nature can afford. At low tide the beach is ideal for visiting families to build sandcastles and explore the rock pools, while the swells and shore breaks also attract surfers and bodyboarders. There are some beautiful walks along the coast path that surrounds it, heading towards Bigbury on Sea in particular. Making it an ideal spot to spend the day, the beach has toilets, a café and a beach shop close by, although access is via steps and small paths so accessibility isn’t wheelchair friendly. There is a car park but it’s rather small, so it’s good to know that a 15-minute walk to Bigbury will see ample parking available – seasonal charges apply so remember to bring cash with you. While four legged friends are welcome in the winter, they are not allowed on the beach between May and September, so do plan their walks with that in mind. It’s a lovely spot along the coast path to bring them to, you can even beach hop from one to the next!

I didn't like it here. I found it a bit tacky. Also on my walk I popped into the Cafe in the morning but had missed their breakfast time which ended at 11.30 and I was there at 11.34 so they refused to serve me toast with coffee! So I walked out! A guy behind me in the queue was left open mouthed and said if I go on to Bigbury I'll get it anytime I want!

At the mouth of the Avon River, Bantham beach is easy to reach from Salcombe, Kingsbridge and our other favourite holiday home locations, as well as being a beautiful area to stay in its own right. The beach looks out over Bigbury Bay and offers a wonderful view of Burgh Island, which is famous for its art deco hotel of the same name that has hosted Agatha Christie and Noel Coward amongst its illustrious guests an can reach by sea tractor. Bantham beach has a popular reputation amongst both novice and advanced surfers, and as such there are lessons available from the Bantham Surfing Academy, which operates from the beach. They also offer other water sports including paddle boarding, and a day pottering up the Avon River on one of those when the tide is right, is a day well spent. When the tide is out at Bantham the sandy beach reveals rock pools and great swathes of space so you can happily set up a picnic and stay there for the whole day. If the mood strikes, why not walk along the coast path towards Thurlestone around the corner, and South Milton Sands beyond that, particularly as it’s also a popular beach for dog owners? Just keep in mind that from 1st May until 30th September restrictions apply, so look out for signposts with more information. If you’re spending the whole day on the beach it’s worth popping to the Gastrobus which is open seasonally in the car park, offering everything from freshly made baps to coffees, teas and cakes, or for a larger meal head the short walking distance to The Sloop Inn gastropub. There is plenty of parking available by Bantham, with charges from £3.50 per day, so make sure you have change on you as it’s a bit tricky to find parking otherwise. There are toilets in the car park, and from May to October from 10am until 6pm there is also lifeguard cover on the beach. All in, Bantham has something to offer everyone throughout the year and is one of many beautiful locations to spend time while you’re in South Devon.

One of South Devon’s quieter beaches, Mothecombe is a large and unspoiled, privately owned stretch of sand that’s open every day, all year round. Having won an award from the Marine Conservation Society for its clean sea and sand, you can be assured that relaxing here and pottering about in the water is going to be a happy, healthy and pleasant experience for all in this sheltered corner of Devon. For those wanting to try out water sports, Mothecombe offers the ideal conditions for windsurfing, kayaking, body boarding and generally enjoying the water, particularly for beginners as it’s a comparatively gentle environment in which to give it a go. Given its pristine nature, it will probably come as no surprise that dogs are not allowed on the beach in high season, so keep an eye out for signs for more information, but best to steer clear with furry friends from May to September. There is a car park from which you can access the beach down a narrow path, so it’s not ideal for wheelchair users, but is otherwise conveniently close by. There’s also a tea house in the car park for drinks and snacks and there are toilets nearby as well, so pending the tides you can spend a good day here enjoying the natural scenery and all the fun that it brings with it, whether that’s for the whole family, on a romantic afternoon in the summer sun, or simply enjoying the peace and quiet of this less populated park of the coastline.

A delightful beach with fabulous views famous from "Penmarric". Accessed via a path from parking in the field (£5). Alternatively via a wider road to the estuary beach. Lots of walking at low tide and even across to the far bank of the estuary, Clearly other people's dogs loved it on their last day off leash (end of April). We were delighted to find the Old School House, now a restaurant and ate outdoors. Expensive for what it was but it appeared to cater for Londoners given the vehicles parked outside!

The most special week in the most special house! Everything was perfect - the house, the gardens, the lake and Holly the host who made us all feel so relaxed and at home in this beautiful property. We made memories that will last a lifetime and we all left with our hearts very full. Langston is a truly magical place.

We all had the best time. Carmen was so lovely and helpful before the holiday even started. We got a lovely warm welcome on arrival. There really was something for everyone and room for us all to have fun together but also have space and enjoy all the great qualities the property has to offer!! Holly was so amazing and really helpful. It is a great place to be situated and to be able to see all the local attractions. Langston is stunning from inside and out. You really couldn’t ask for more!!

Thank you for such a stunning house and gardens. The pool and cinema were beyond amazing and every one of us had the best family time. The dining room and real fire was lovely for all of us to eat together. We spent a lovely night up by the swinging chairs and made a fire at 'Stonehenge' (fire pit). The formal dining room made meals extra special and the outdoor patio dining sat all 13 of us! The house is more amazing that we ever dreamed!

We absolutely loved this beautiful house. It was perfect for us all. Everything was meticulous and of a very high standard. Extra touches were appreciated eg flowers and a gorgeous cake on arrival. Coffee pods and tea provided. We even had fruit trees and a kitchen garden to pick vegetables. Holly was so welcoming and we are grateful to the staff who ensured the house was spotless. We loved the pool and the cinema. Yes it was expensive but worth every single penny. Would definitely consider returning. X

Stayed as a multi generation group from 5-65yrs, works so well with plenty of spaces for everyone, the cinema room was a real wow factor, the fishing lake a big hit with the fishermen and the pool with the kids. The 2 dishwashers and 2 washing machines made day to day much easier. The beaches at Womwell and Bantham were great and enjoyed a drink at the Dolphin pub. Would highly recommend Langston.
