The Clock Barn is a stunning detached, reverse level barn conversion located in the charming hamlet of Luson, close to the multi-award winning South West Coastal Path and glorious Mothecombe beach. There are beautiful walks starting right from the property. The village of Holbeton is just three quarters of a mile away and has a shop, post office and a pub. Newton Ferrers and Noss Mayo with their waterside facilities are 3 miles away. Dartmoor is nearby and easily reached by car.

(The clock can be set to strike, but the owners will leave this off when guests are staying – but happy to enable it if you would like to experience the clock striking!)
Superb kitchen diner with high quality fittings, providing electric oven and induction hob, ground coffee machine, microwave, dishwasher, fridge freezer, dining table to seat six.
Utility/boiler room housing the washing machine, iron and ironing board.
Dedicated work station with fantastic lighting repurposed from a Minor Ops room at Derriford Hospital, opposite double doors leading down to the patio.
Bedroom 1 with 5ft King sized bed, built in wardrobes, dressing table, beautifully restored vintage Ercol loveseat. French doors open to the patio. Bedroom, bathroom and work station are all tiled with underfloor heating.

Two steps down from the lounge lead to the beautifully landscaped and planted, fully enclosed slate floored patio with garden table and seating, charcoal barbecue, herb garden.
Holbeton is a quiet South Devon village, with a mix of thatched and stone cottages that give it a quaint, traditional charm. The village benefits from having a Post Office and village shop, and two pubs. The Dartmoor Union, in particular, is renowned for its great choice of food, and even offers a takeaway menu. The unspoilt Mothecombe beach is just a few minutes’ drive from the village, and both the beach and Holbeton itself have been featured in a variety of films and TV series including Sense and Sensibility, The Hornblower, Jonathan Creek and Rebecca, all due to their wonderfully picturesque location.
From Holbeton you can easily explore the nearby villages of Newton Ferrers and Noss Mayo, set on the beautiful wooded banks of the Yealm estuary. Wonwell Beach, on the east shore of the Erme river, is another popular local spot, particularly among dog owners as there are no restrictions here. Low tide reveals a large expanse of golden sand perfect for your four legged friend to chase a ball and run off some excess energy.
The nearby elegant town of Modbury offers lots of independent shops and cafés to choose from, and is famous for becoming the first town in Europe to go plastic bag-free in 2007.
A holiday cottage in Holbeton is a great base for exploring this pretty corner of South Devon.

The Rose & Crown is a popular village pub set in pretty Yealmpton, serving a mix of traditional pub food and contemporary cuisine. All dishes are created in house using the freshest, high quality ingredients from Devon, washed down with a selection of St Austell Breweary ales from Cornwall or something from the carefully selected wine list. Decorated with rich textures and colours the Inn is warmly elegant with cosy nooks, comfortable sofas and a roaring fire. We recently stayed at Wild Goose Barn just up the road in Langston and thoroughly enjoyed our meal and drinks at The Dolphin in Kingston. The pub is an absolute delight, cosy and quaint, and the staff couldn't be more helpful or friendly; the food was absolutely delicious, locally sourced and freshly prepared. I'd advise you to book early to avoid disappointment!

Mothecombe Beach

One of South Devon’s quieter beaches, Mothecombe is a large and unspoiled, privately owned stretch of sand that’s open every day, all year round. Having won an award from the Marine Conservation Society for its clean sea and sand, you can be assured that relaxing here and pottering about in the water is going to be a happy, healthy and pleasant experience for all in this sheltered corner of Devon. For those wanting to try out water sports, Mothecombe offers the ideal conditions for windsurfing, kayaking, body boarding and generally enjoying the water, particularly for beginners as it’s a comparatively gentle environment in which to give it a go. Given its pristine nature, it will probably come as no surprise that dogs are not allowed on the beach in high season, so keep an eye out for signs for more information, but best to steer clear with furry friends from May to September. There is a car park from which you can access the beach down a narrow path, so it’s not ideal for wheelchair users, but is otherwise conveniently close by. There’s also a tea house in the car park for drinks and snacks and there are toilets nearby as well, so pending the tides you can spend a good day here enjoying the natural scenery and all the fun that it brings with it, whether that’s for the whole family, on a romantic afternoon in the summer sun, or simply enjoying the peace and quiet of this less populated park of the coastline.
Lovely little cove, even on a wet day! Car park expensive for short stay - £6 all day and quite a walk to beach, uphill all the way back.

A delightful beach with fabulous views famous from "Penmarric". Accessed via a path from parking in the field (£5). Alternatively via a wider road to the estuary beach. Lots of walking at low tide and even across to the far bank of the estuary, Clearly other people's dogs loved it on their last day off leash (end of April). We were delighted to find the Old School House, now a restaurant and ate outdoors. Expensive for what it was but it appeared to cater for Londoners given the vehicles parked outside!

Turning circle for cars just before the beach but expect to have to reverse back up the access lane to allow cars that are leaving to go back. A nightmare on Bank Holidays - parking almost impossible and expect to have to negotiate very tight spaces.

Ayrmer Cove

Roughly one kilometre (20 minutes depending on your pace) from the National Trust car park at Ringmore, and with a selection of footpaths to get to it, Ayrmer Cove is a quiet secluded beach on the South West Coast Path. For anyone on holiday in South Devon it’s a peaceful place to sit and contemplate the natural scenery amongst the shingle, pebbles and rock pools, admiring the cliffs. It makes for a beautiful destination to walk to from Ringmore itself, which is a small village (population 230) with views towards the cove itself as well as Bigbury Bay – it makes for a wonderful holiday cottage destination in South Devon as well as a place to visit as part of your day. Walking to the beach allows you to discover the surrounding woodland, wildlife and history of the area – taking in old smugglers’ routes and hedgerows that have been in situ since the 1800s. It is a little tricky to get to so it’s not ideal for wheelchairs, and there aren’t any toilets or facilities at the beach itself so if you want to stay for a little while don’t forget to take snacks or a picnic if the weather is right. This is all about enjoying the environment that’s such a proud part of the National Trust – it’s everything a holiday in Devon is about, and yes, dogs are permitted all year round and will very much enjoy the walk!

Challaborough Bay

Close to Kingsbridge, Challaborough Bay is a sandy beach in an Area of Outstanding Natural Beauty that’s perfect for enjoying all the seaside activities nature can afford. At low tide the beach is ideal for visiting families to build sandcastles and explore the rock pools, while the swells and shore breaks also attract surfers and bodyboarders. There are some beautiful walks along the coast path that surrounds it, heading towards Bigbury on Sea in particular. Making it an ideal spot to spend the day, the beach has toilets, a café and a beach shop close by, although access is via steps and small paths so accessibility isn’t wheelchair friendly. There is a car park but it’s rather small, so it’s good to know that a 15-minute walk to Bigbury will see ample parking available – seasonal charges apply so remember to bring cash with you. While four legged friends are welcome in the winter, they are not allowed on the beach between May and September, so do plan their walks with that in mind. It’s a lovely spot along the coast path to bring them to, you can even beach hop from one to the next!

I didn't like it here. I found it a bit tacky. Also on my walk I popped into the Cafe in the morning but had missed their breakfast time which ended at 11.30 and I was there at 11.34 so they refused to serve me toast with coffee! So I walked out! A guy behind me in the queue was left open mouthed and said if I go on to Bigbury I'll get it anytime I want!

A lovely beach. £6.50 to park for the day - it's a private estate - but a shame that the owners aren't prepared to put some of the money towards improvements to the toilets - one small sink in each of the men's & women's toilets with a malfunctioning tap is not enough for a beach full of people, children & dogs!

Italian influenced restaurant and takeaway on the stunning Flete Estate just a few minutes' walk from Mothecombe Beach. The perfect place to enjoy a cold beer or a cocktail whilst you browse the menu full of delicious things to share, along with fresh fish and seafood, all cooked to perfection. The Rose & Crown is a popular village pub set in pretty Yealmpton, serving a mix of traditional pub food and contemporary cuisine. All dishes are created in house using the freshest, high quality ingredients from Devon, washed down with a selection of St Austell Breweary ales from Cornwall or something from the carefully selected wine list. Decorated with rich textures and colours the Inn is warmly elegant with cosy nooks, comfortable sofas and a roaring fire. We were staying locally and popped in a few times for a drink before heading back for dinner. The pub had just been taken over by a new landlord who was very welcoming and there was a good selection of drinks. The atmosphere was warm and cosy. A delightful village pub and we wish the new landlord the best of luck for the future.

We recently stayed at Wild Goose Barn just up the road in Langston and thoroughly enjoyed our meal and drinks at The Dolphin in Kingston. The pub is an absolute delight, cosy and quaint, and the staff couldn't be more helpful or friendly; the food was absolutely delicious, locally sourced and freshly prepared. I'd advise you to book early to avoid disappointment!

Mothecombe Beach

One of South Devon’s quieter beaches, Mothecombe is a large and unspoiled, privately owned stretch of sand that’s open every day, all year round. Having won an award from the Marine Conservation Society for its clean sea and sand, you can be assured that relaxing here and pottering about in the water is going to be a happy, healthy and pleasant experience for all in this sheltered corner of Devon. For those wanting to try out water sports, Mothecombe offers the ideal conditions for windsurfing, kayaking, body boarding and generally enjoying the water, particularly for beginners as it’s a comparatively gentle environment in which to give it a go. Given its pristine nature, it will probably come as no surprise that dogs are not allowed on the beach in high season, so keep an eye out for signs for more information, but best to steer clear with furry friends from May to September. There is a car park from which you can access the beach down a narrow path, so it’s not ideal for wheelchair users, but is otherwise conveniently close by. There’s also a tea house in the car park for drinks and snacks and there are toilets nearby as well, so pending the tides you can spend a good day here enjoying the natural scenery and all the fun that it brings with it, whether that’s for the whole family, on a romantic afternoon in the summer sun, or simply enjoying the peace and quiet of this less populated park of the coastline.

A delightful beach with fabulous views famous from "Penmarric". Accessed via a path from parking in the field (£5). Alternatively via a wider road to the estuary beach. Lots of walking at low tide and even across to the far bank of the estuary, Clearly other people's dogs loved it on their last day off leash (end of April). We were delighted to find the Old School House, now a restaurant and ate outdoors. Expensive for what it was but it appeared to cater for Londoners given the vehicles parked outside!

Glorious beach at the mouth of the Erme. Narrow lanes and very limited parking. No toilets, cafes etc - wonderful! Turning circle for cars just before the beach but expect to have to reverse back up the access lane to allow cars that are leaving to go back. A nightmare on Bank Holidays - parking almost impossible and expect to have to negotiate very tight spaces.

Roughly one kilometre (20 minutes depending on your pace) from the National Trust car park at Ringmore, and with a selection of footpaths to get to it, Ayrmer Cove is a quiet secluded beach on the South West Coast Path. For anyone on holiday in South Devon it’s a peaceful place to sit and contemplate the natural scenery amongst the shingle, pebbles and rock pools, admiring the cliffs. It makes for a beautiful destination to walk to from Ringmore itself, which is a small village (population 230) with views towards the cove itself as well as Bigbury Bay – it makes for a wonderful holiday cottage destination in South Devon as well as a place to visit as part of your day. Walking to the beach allows you to discover the surrounding woodland, wildlife and history of the area – taking in old smugglers’ routes and hedgerows that have been in situ since the 1800s. It is a little tricky to get to so it’s not ideal for wheelchairs, and there aren’t any toilets or facilities at the beach itself so if you want to stay for a little while don’t forget to take snacks or a picnic if the weather is right. This is all about enjoying the environment that’s such a proud part of the National Trust – it’s everything a holiday in Devon is about, and yes, dogs are permitted all year round and will very much enjoy the walk!

Close to Kingsbridge, Challaborough Bay is a sandy beach in an Area of Outstanding Natural Beauty that’s perfect for enjoying all the seaside activities nature can afford. At low tide the beach is ideal for visiting families to build sandcastles and explore the rock pools, while the swells and shore breaks also attract surfers and bodyboarders. There are some beautiful walks along the coast path that surrounds it, heading towards Bigbury on Sea in particular. Making it an ideal spot to spend the day, the beach has toilets, a café and a beach shop close by, although access is via steps and small paths so accessibility isn’t wheelchair friendly. There is a car park but it’s rather small, so it’s good to know that a 15-minute walk to Bigbury will see ample parking available – seasonal charges apply so remember to bring cash with you. While four legged friends are welcome in the winter, they are not allowed on the beach between May and September, so do plan their walks with that in mind. It’s a lovely spot along the coast path to bring them to, you can even beach hop from one to the next!

I didn't like it here. I found it a bit tacky. Also on my walk I popped into the Cafe in the morning but had missed their breakfast time which ended at 11.30 and I was there at 11.34 so they refused to serve me toast with coffee! So I walked out! A guy behind me in the queue was left open mouthed and said if I go on to Bigbury I'll get it anytime I want!
