Nestled between a secluded shingle beach and the New Forest National Park, The Coding Hut is a peaceful retreat set within an area steeped in history. Situated on a private track and tucked away under the canopy of the woodland setting, this former wartime hut was once home to “Churchills Secret Army”, the Special Operations Executive. Now this picture perfect holiday cottage has been completely remodelled, and even features an outdoor copper bath and rustic kitchen for al fresco meals.

Set on one level, The Coding Hut has been beautifully designed, with vintage pieces sitting comfortably alongside modern home comforts. The cosy lounge has squishy sofas to sink into in front of the roaring log burner after a busy day exploring, with a fantastic home cinema and sound system for family movie nights or to watch sporting fixtures. A sociable open plan kitchen with dining table and comfortable seating overlooks the gardens. Three comfortable bedrooms allow for total relaxation in this rural hideaway.

The town of Lymington is within a short drive, with many independent shops, cafes, restaurants and pubs to sample during your stay. The ancient Saturday Charter market lines the High Street each week and is well worth a rummage! Or take the ferry across to The Isle of Wight, just a 40 minute crossing over The Solent to Yarmouth. The National Motor Museum at Beaulieu and Buckler’s Hard ancient shipbuilding village, which stretches down to the Beaulieu River, are within easy reach for family days out. The New Forest National Park, with miles of cycle tracks and footpaths, is on your doorstep, with free-roaming ponies, cattle, pigs and sheep. The secluded shingle beach, where the New Forest ponies amble freely, is a 7 minute walk, and is dog-friendly.

Please note The Coding Hut is situated 1 mile along a private unmade track with uneven surfaces.
Please note due to the third bedroom including bunk beds, the property is only suitable for a maximum of 4 adults and 2 children. Bookings including more than 4 adults will not be possible.

Entrance into
Sitting Room with comfortable seating, wood burning stove and amazing 120" projector screen display with home sound system, connectable to Apple AirPlay or via Bluetooth to the amplifier. Separate Smart TV.
Open plan Kitchen/Living Room with dining table for six, comfortable seating overlooking the garden, with access to the raised terrace through bi-fold doors. Central island with butler sink and dishwasher, electric Range cooker with two ovens and grill, Smeg retro fridge with small freezer, washing machine.
Bedroom 1 with 5ft king size bed, hanging space and drawer unit.
Ensuite Bathroom with claw footed double-ended bath, hand held shower, basin and WC.
Bedroom 2 with 5ft king size bed, hanging hooks and drawer unit.
Bedroom 3 with full size 3ft bunk beds, hanging hooks and drawer unit.
Shower Room with large walk-in shower enclosure, basin and WC.

The peaceful gardens are a wonderful feature of The Coding Hut, with ancient trees offering shade and plenty of hidden nooks to explore. A couple of terraces with moveable seating overlook the large lawn and a covered outdoor kitchen is home to a Weber charcoal barbecue and wooden dining set. Finally, a heated bath house has a fabulous copper bath in which to fully relax and enjoy this tranquil setting, and a full-size table tennis table is available for outdoor family games.

Beaulieu is said to be the most beautiful and historically rich village in the New Forest, and we’d happily agree.  Small, quaint and beautifully kept, Beaulieu retains a charm and atmosphere of a bygone era. The little high street highlighted with cobbles is lined (as is much of the village) with houses, cottages and buildings dating back to the 16th Century.

You’ll find all the provisions you need for your holiday in the village, with traditional shops, gift shops, tearooms, pub and delicatessen, plus a spectacularly scrumptious chocolate studio. Half way up the high street, you’ll come across New Forest Activities, who offer a range of activities including bike hire and archery. They are the only providers with permits to provide tours along the privately owned Beaulieu River in 2-3 seat canoes and kayaks.

Upon entering the village, you’ll pass a large mill pond and on the right a privately owned garage with a display of wonderful vintage and classic cars for sale. To the left and right are grassy banks dotted with free roaming ponies, donkeys and occasionally cattle. You’ll often see more animals wandering around the high street and the village car park. There are also grassy areas for picnics on the northern side of the river and mill pond in front of the Palace House grounds.

There are some terrific places to eat in Beaulieu. The Royal Oak keeps a collection of well-kept real ales to serve with country pub style food. The Old Bakehouse Tearooms serve homely food and cream teas in a quaint dining room lined with atmospheric old baking ovens. Steff's Kitchen at Fairweathers Garden Centre (well worth a look around) prepares home-cooked dishes, cakes and light bites using local produce and products.

Beaulieu is home to the National Park's most popular attraction - the National Motor Museum, Palace House and Beaulieu Abbey - collectively known as just ‘Beaulieu’. The massive 7000 acre Beaulieu Estate encompasses much of the parish including the entire Beaulieu River, the largest privately owned tidal river in the UK.

Look across the pond from the village and you will see Palace House, home of the Montagu family who have lived here since 1538. The house is open for tours and visits which are full of interesting rooms crammed full with artworks and stately treasures.

The enormous Beaulieu Abbey, founded by King John in 1204, was once a prosperous entity run by Cistercian monks.  The mill pool and dam was created by the monks who needed water power to drive their corn mill, and the Abbey thrived for centuries until Henry VIII in 1538 had it destroyed.

The Motor Museum is one of England’s top attractions with something to appeal to everyone. The museum houses over 250 vehicles with special exhibitions and events such as James Bond and Top Gear collections.

Beaulieu estate and surrounding areas attract wealthy house owners with some absolutely amazing properties, some of which can often be seen when walking or cycling. During the Second World War around 3,000 SOE (Special Operations Executive) agents came to the Beaulieu area, staying in a number of country houses before returning to occupied Europe to work with Resistance groups.

A couple of miles along Beaulieu River is Buckler's Hard. It’s a little hamlet of houses neighbouring the historic ship building yard, which is now a museum with indoor and outdoor exhibits about its history and heritage. It was here that naval boats were built to defeat the Armada in 1588.

There is private parking for several cars on the gated driveway.

A really friendly pub bought by John Illsley, bass guitarist of Dire Straits in 1990. It’s still very much a local pub to pop in for a drink with the villagers. The pub wins well deserved rave reviews for its superb food, well-kept ales, wines and lovely staff.

We enjoyed a wonderful Sunday roast for 8 people and 4 dogs in the tent in the garden of the East End Arms. The staff were warm and engaging and the food was delicious and beautifully presented! Whilst on the pricey side, I would highly recommend a visit to the east end arms.

April 2024

Very good food and pleasant ambience.

July 2023

Great pub - very friendly staff and good selection of ales and wines by the glass. The wine always tasted as though it came from a recently opened bottle. We didn't eat there but have spoken to someone who had an 'exceptional' meal recently. Only one downside - the locals (whose pub it is after all) do like to make themselves heard!

September 2022

Beautiful food and great atmosphere- slightly pricey but well worth it.

August 2022

Lovely pub with good food and if you like donkeys, you will be well away. They congregate outside the pub and are quite friendly.

March 2022

Excellent food and service well worth a visit

September 2021

Very disappointed that this pub in the forest does not allow dogs inside. We wanted to book at birthday meal with family, we were on holiday from Brighton, but as we had two dogs we could only sit outside under the tent which is not want you want to do on an evening in October.

October 2020

Sat outside. Quite expensive for what we got. Waitress unable to say what specials came with and ended up with just a fish and salad garnish! Fish bit overcooked. So maybe other non fish meals are better but didn't feel inclined to go back even though 10 mins walk from cottage.

September 2020

Enjjoyed a really excellent evening meal here. Good service, good atmosphere.

August 2020

Excellent food provided , good service and a log fire.

November 2019

During our 2 week stay we dined at the East End Arms four times. Every meal was excellent, the menu seemed to vary a little each time which I assume was due to what fish or meat was locally available. The staff in the restaurant were friendly. Nice choice of wines.

September 2019

Went in to book a table for a Sunday evening, but was told that they did not serve food on a Sunday evening, although their website seemed to think they did! The barmaid was talking to a customer when I first went in. The customer left the bar area to return to his seat and instead of her asking me what I wanted, decided to ignore me. Not very good customer service! I had to say excuse me and then she looked shocked that I was there! I wanted to give no stars, but had to pick one star!

May 2019

Really good pub with pricing along metropolitan 'gastropub' lines - backed up by the quality of the food and surroundings. The weather for our stay was perfect so we could sit in the garden with our dog for our meals. On a rainy day it wouldn't have been so comfortable as the bar (the only other places dogs are allowed) is only tiny.

July 2018

Great lunchtime treat with reasonable kids menu and lovely grown up food. Home made ice cream went down very well too.

November 2017

Always excellent choice and calibre of food each time we have visited.

July 2017

Friendly pub, always busy. Not so good if you have a dog - they are welcome but space is limited. Luckily we had good weather & sat in the garden. The food was excellent & staff friendly.

The Captains table was a great place to visit for either breakfast or lunch or just an early morning coffee. Also only five minutes walk from Clobb Copse Cottage.

July 2022

Had a lovely cream tea here, you get a choice of hot drinks to go with it, not stuck to just tea, you get 2 scones ( unlike other tea rooms who only give one scone) and if you ask they will warm the scones, not self service as stated by another reviewer, I would recommend this location as very good well worth a visit.

February 2018

Had a cream tea here which did not come up to the standard of a Sussex Cream Tea. The scones were not warmed up before serving and it was self service, so this was a let down.

We had a lovely day at Buckler's Hard. We all enjoyed the boat trip and the food in the cafe was delicious. We look forward to returning when we are next on holiday in the New forest.

May 2023

Very interesting historically however the museum charges £6 approx per person for entry. The cafe was efficient. Plenty of places to sit and eat and enjoy the view. There are some boards located around the area giving historical information and a few properties open for viewing. The walk to Beaulieu was disappointing as the bird hide and boardwalk were closed but this wasn't mentioned anywhere until you got there. The lady collecting the car park money was a gem and very understanding when family turned up unexpectedly and we had so few minutes left on the ticket - very impressed with her kind understanding.

September 2021

Absolutely lovely location, we only visited for a drink but the staff were not very helpful with ordering and paying for our drinks. Lovely views across the estuary.

May 2021

Great place, good food, friendly and happy to allow dogs

April 2019

Had an excellent Sunday lunch here, superb service and food. The Yachtsman bar part of the hotel was great for a casual drink and bar meal.

March 2018

Stopped for a drink here after a lovely walk from Beaulieu. Sit outside as the views across the river are stunning.

Nice pub, good food and welcoming staff.

July 2023

Very traditional forest pub. No gastronomy offerings but good pub grub. Garden needs a bit of a tidy up.

June 2023

Walked here from our cottage in East End. Warm welcome & delicious food - would definitely return & recommend.

May 2023

Really enjoyed our trips to the Turfcutters Arms when staying just down the road. Friendly landlord (and locals) welcoming to us and dog, fantastic sized garden with lots to do, play area and snooker table for kids, loads of space, pretty flower hedging; just a really nice place to while away a sunny afternoon. Didn't eat there but was busy at lunchtime so assuming pretty decent!

May 2022

We thoroughly enjoyed eating out at the Turfcutters; staff were friendly and the meal was good value for money

May 2022

Really great pub with exceptionally friendly and helpful staff. We ate here twice during our holiday and the food was excellent. It's advisable to call up to reserve a table as they do get booked up.

April 2022

A very busy and popular pub with pleasant staff and varied menu (just a 5 minute walk from our accommodation). We had a problem with our meals on our first visit which was dealt with promptly and without fuss. The second visit was 100% fine. We can recommend the 5 mile Turfcutters Arms circular walk.

April 2022

A bit run down and food quite basic

March 2022

We had a meal and a take-away fish and chips, both were excellent. Would highly recommend

September 2020

Food great staff attentive and fully on board with Covid 19 restrictions etc.

September 2020

We had several great meals here during our stay. The staff worked hard to ensure everyone was safe and provided good service, drinks and food.

July 2020

Visited during a recent beef festival weekend. Good family atmosphere and the food was good without a huge wait considering the garden was so busy. Plenty of different beers and ales to try along with the popular festival fizz. We will visit again.

August 2019

Was disappointed with the food and the lack of customer service behind the bar! Will not be going back!

May 2019

We ate here on our first night in the New Forest. We booked in advance but it was not too busy. The menu is typical pub food but of a good standard. The vegetarian 'Homity' pie was appreciated by one of our party. Staff were friendly. The pub is an easy walk from the cottage.

August 2018

What a gem of a pub! Lovely people, lovely food!

July 2018

A lovely 'local' with good food, great selection of ales and a friendly owner / manager and staff. They even had dog biscuits for our hound!

June 2018

We had a lovely evening meal at the Turfcutters - proper home made food in a real country inn - brilliant!

August 2017

This is a lovely pub! The staff are very friendly, food is good honest pub food, with some lovely 'specials' available too. Very dog friendly!!! A must visit for anyone staying close by! Will visit again next time we're in the area.

May 2022

A great place to visit with an excellent and extensive museum

May 2022

The walk from Bucklers Hard to Beaulieu was a lovely peaceful walk through beautiful scenery alongside the Beaulieu River.

February 2022

Very interesting place

October 2021

Nice place to visit, especially if the weather is good. We were cycling, and unfortunately, you can't explore whilst cycling, you have to dismount - so just something to be aware of. Outdoor cafe, staff were not as friendly as some places we visited.

June 2021

Not for children! There really is very little to do with the family. There is a boat ride, but that aside it is just a pretty place to visit. As a family attraction my review is only 3 stars.

August 2020

Lovely walk along the river

August 2020

A delightful place with good facilities and an excellent museum. An easy 2 mile walk to (or from) Beaulieu.

June 2019

If you're intending to just have a walk around the village, be warned that there is a very expensive car park (you have to pass through the museum to gain entry to the village) unless you walk in via public footpaths. Very disappointed that our plan to spend an hour or so pottering was thwarted by expensive admission fees.

August 2018

Pretty place. Easy to walk to from Beaulieu

July 2018

We spent an afternoon here and learnt much in the museum. We made time for the river trip which was both informative and delightful.

Fabulous. We spent a whole day here

April 2024

Exbury Gardens is one of my favourite gardens to visit and we timed our visit to the area so that we could visit the gardens before it closed for winter (this is normally end of October). We enjoyed a sunny, if chilly, walk around the gardens and the river walk plus a warming coffee at the middle cafe. If I lived closer I would have an annual pass and visit multiple times. Love watching the train go through the grounds.

October 2023

Brilliant visit great for children and train was the highlight for all of us

April 2022

Lovely gardens, well worth visiting. The cafe was woefully under-staffed resulting in a huge queue to order lunch and queuing in the rain was an added frustration. The choices left in the cafe by the time we were served were pitiful - all the sandwiches had been sold. But worth the visit to the gardens.

May 2021

A wonderful place. It seems quite expensive, but when you see the scale of the gardens and the amount of work that must go into maintaining them it is actually pretty reasonable. However, definitely worth going early and spending the whole day to get value for your entry fee.

April 2019

The gardens are magnificent throughout the year - we visited in August and the herbaceous beds were a blaze of colours. Allow a day to explore the gardens - there is a lovely walk down to the river. Be sure to visit the azalea bowl and ponds - a most tranquil spot.

August 2018

It has been my ambition for some years to visit Exbury Gardens and I finally achieved this last week. What a Birthday treat it was, just magnificent and at each turn the spectacular colours increased! It was made especially enjoyable because I was allowed to take my dogs in to the garden and also Mr Eddy's Tea Rooms. I would certainly recommend this garden to everyone - well worth the entrance fee! The garden also caters well for those less able than myself. A real treat and joy.

July 2022

A proper gem. Great location for the new forest. The village is great and was only a short walk from our house. Not too busy or full of holiday makers. We will be back.

October 2021

July 2021

Good place to go if you have a buggy or wheelchair as there is a tarmac path along the top of the cliffs with great views of the Needles, plenty of parking and a kiosk serving refreshments.

September 2020

Lovely village with adequate shops on a very pretty green.

September 2019

Due to my husband breaking his leg we hired a mobility scooter for our holiday. It was a joy to ride along the front at Milford. Wonderful views of The Needles and lots of benches along the way too. Great access from the car parks. Would be great if the short path from Milford to Keyhaven could be the same good surface. We felt the rough stones would be too hard to ride on.

However do check the tide times as high tide can make it difficult to walk along the beach.

To the west towards Highcliffe Castle beach, the promenade leads across the top of the small beaches inbetween the groynes with views across Christchurch Bay and Hengistbury Head. Groynes 4-8 have dog restrictions as does the promenade during the summer months, May-September.

January 2024

We had a lovely stay, loved the location of the property and it was well equipped. I have noted the issues we had but overall we had a lovely stay.

November 2023

A wonderful spot. Would like to return. We had a great welcome and food at the East End Arms and at the Monkey Brew House in Lymington.

September 2023

We had the best stay, everything was perfect, house is beautiful and the garden our little boy loved it and very safe for him, we loved the short walk to the private beach.
