Couples are in for a treat at The Toll House. This charming, all on one level detached cottage, lies tucked in a fold on the edge of the beautiful Yealm estuary, surrounded by National Trust woodland and has simply glorious uninterrupted views across the water, a safe haven for all manner of craft. The coastal path runs alongside the cottage, so wonderful coastal and countryside walks start literally from the doorstep. The nearby unspoilt twin villages of Noss Mayo and Newton Ferrers offer an excellent selection of shops and pubs. Originally the Toll House for the Yealm Estuary Ferry the cottage still features the original toll charges on the side of the property, very evocative of a bygone era! This attractive, slightly unusual cottage, each room linking from one to the other, has been recently refurbished and provides a wonderful opportunity for couples to get away from it all, at any time of the year. Here you can explore some of the loveliest areas of South Devon, wake up to the sound of water lapping and ducks quacking, curl up on a window seat with a book or simply observe the activity on the sparkling River Yealm from the comfort of the cottage. On sunny days the pretty, gently tiered garden and summerhouse provide a peaceful spot from which to enjoy the stunning views and you can even bring your own dinghy that can be kept below the cottage on a private slipway, by arrangement.

Front door into small tiled hallway supplied with coat hooks and washing machine. Off the hallway is a small shower room with corner electric shower, heated towel rail, basin and WC. The hallway opens into the attractive double bedroom furnished with a 4ft 6in bed, chest of drawers, hanging hooks and there are lovely window views. Door from here into the bright, spacious, well furnished living room with two sets of windows overlooking the estuary. The well equipped and refurbished kitchen is partly partitioned from the lounge area and has a range of cream units, fridge/freezer, ceramic hob, electric oven and microwave. The sitting room has a comfortable sofa, chair, dining table to seat up to 4, a hearth inset with an electric flame effect burner, LCD TV with DVD player, CD/cassette stereo player and plenty of books. A small rear lobby provides a storage area for boots and has access to the garden.
From the rear lobby a door opens to a patio area with steps down to the coastal path that runs below the cottage. From the patio, steps lead up to three terraces, the first supplied with table and chairs, the second has a glass summer house with garden furniture and the third with a bench and rotary line. Steps (uneven and can be slippery when wet) lead down from the cottage to a private slipway, where, by arrangement, small dinghies can be kept, launching at the main Noss Mayo slipway. The property is supplied with its own UV filtered water.

- Local Facilities: Estuary beach below the cottage. Cellars beach half a mile. Pub in Noss Mayo less than a mile. Shop, pub and restaurant in Newton Ferrers 2.5 miles by road, or 1.5 miles at low tide across the causeway between the two villages. Plymouth 11 miles.
Perched on the waters edge the atmosphere and views were excellent. The owners were very engaging and the weather was very kind. It was our fourth visit to Noss Mayo and it will not be the last.

A lovely comfortable little retreat with beautiful views over the River Yealm. The warmth of the welcome and the charm of the cottage made up for the unusual event of snow in South Devon. There is an exhilarating walk along the coast from the door with lots of bird life along the way. It is a pleasant stroll into the village to the Ship Inn for an evening meal. This is a fabulous place to relax and watch the boats go by.

As I mentioned above, everything was utterly perfect. The Toll House's location was ideal, with coastal walks more than accessible and easy to do in a day. The cottage is tiny but perfect for one/two people, with lovely outdoor space for sunshine and views. It is perfectly secluded but the sleepy little harbour provided much entertainment and the walk into Noss Mayo delightful for pubs, shopping etc. Joyce and Michael (and Lundy!) were such hospitable and wonderful hosts - always willing to help and yet respected one's privacy. I look forward to returning in 2018 !

The Toll House is in an excellent location. It is small but perfect for a quiet break with great views, lovely walks and good pubs nearby. Have stayed at the cottage for several years and no doubt that we will return next year.
Beautiful peaceful location I could spend all day sat on the window seat watching the the different vessels going up & down the estuary. I did find the bathroom a little cramped but that didn't deter us from returning

This was our second long weekend at this lovely cottage. It's comfortable, spotlessly clean and has delightful views. It's a short walk to the Ship Inn which serves lovely food.
The Toll House at Noss Mayo was far above my expectations. The location was amazing. The owners were extremely helpful, leaving arrival refreshments and flowers. If you like walking this is the place. I had a fantastic week. I would recommend the food in the Ship Inn, Noss Mayo, i.e. if you can drag yourself away from the view from the windows of the Toll House.

A second visit for me and I hope not my last. The combination of the comfort of the cottage, the kindness and hospitality of the owners, the peace and tranquility â€“ quite literally on the doorstep, and the many beautiful places which surround it all make the Toll House a perfect retreat. And as if that was not enough I also had a week full of sunshine and saw the most fantastic sunset across the estuary.
An easy painless experience, would use you again for the south west area
We stayed in this delightful cottage for a long weekend 17-20 January 2014. It is very attractive and comfortable with beautiful views, and was spotlessly clean. The owners, Mr and Ms Bowyer, who live in the main house above were very welcoming and helpful. Teabags, milk and biscuits were in the cottage for our arrival.
The Toll House is one of the most idyllic places I have ever stayed and this is only enhanced by the little extras which the owners put in place to make visitors feel at home. The service received from Toad Hall cottages has always been helpful and friendly and the whole process from browsing and choosing a destination, through to payment and experiencing the holiday, have been clear, friendly and helpful. The Toll House is by far the best self-catering accommodation w have stayed at. It is only let down by the very small bathroom, a challenge to anyone over average size. The owners had just replaced the mattress which was so hard we didnt sleep well. However, would stay again as everything else is perfect. If only all property owners put in the effort that these people do!
