Kingsbridge is the central hub of the South Hams and Western Knowle can be found at the top of this attractive, vibrant South Devon market town, within the conservation area and just a few minutes’ walk away from a diverse selection of individual shops, cafes, restaurants, pubs and a cinema. This handsome town house has all the benefits that the Georgian era bestowed with well proportioned rooms, high ceilings, large shuttered windows and a charming, south facing, very private rear walled garden. The light and bright spacious rooms that retain many period features, have been totally refurbished and provide exceptional comfort in a most attractive setting. The property is an ideal choice for walkers and cyclists, with secure bike storage and all amenities to hand, so no driving necessary.

Beautiful sitting room with marble fireplace with electric fire, magnificent gilt mirror above, polished wood floor, window shutters, TV/DVD with Sky HD (includes Sky Sports and Sky Movies), two sofas, one a Chesterfield and antique furniture. Second sitting room; a large, handsome room that extends the depth of the house, with comfortable seating area including two sofas, chairs, shelves of books, a fine marble fireplace with log burner, children’s games and 2 steps up at one end with glazed doors to a conservatorywith seating. This room which also provides a storage area for logs and garden furniture opens to the garden. Superb kitchen/diner that features a decorative old range, large storage cupboards, a dresser, original slate floor and dining table to seat 8. The modern kitchen area is very well fitted and equipped, with granite work surfaces, a gas-fired Aga, gas hob and built-under electric oven, integral larder fridge and dishwasher, fridge/freezer, microwave and portable iPod player. Adjacent cloakroom with basin and WC. An arch from kitchen leads through to slate floored conservatory, with under-floor heating, comfortable seating and doors to the garden.

Steps up from the pavement to pathway to front door. At the rear of the house is a beautiful, totally enclosed, walled garden. This is a total sun trap, has a pretty vine covered arbour and terraced area with table and chairs, a small lawn, small pond (toddlers will need to be supervised), bench, built-in barbecue, fruit trees and paved paths that wind between attractive shrubs. Unloading possible outside the property.

One car parking permit is provided for nearby public long stay car parks in Kingsbridge town centre, the closest of which is Duncombe Park (located around 300 metres from the property).  Should Duncombe Park Car Park be full then further parking can be found in the other long stay car parks in Kingsbridge (namely Lower Union Road Car Park, The Quay Car Park and the Cattlemarket Car Park. This permit also allows parking in many other South Hams Council car parks - for further details please enquire.

Bedding, high chair and cot excellent. Kitchen very well equipped. Good house for a family share, lovely garden, convient to town centre and lovely beaches.

We had 2 cars but only 1 parking permit so was continually moving cars to avoid parking tickets. We enjoyed our stay and the sheets were lovely quality. So were the duvets but the double duvets were far too heavy and hot for summer weather so used the singles which were lighter weight. The house was nice and spacious and although we were only 4 people it would easily absorb a bigger family so good value.

Another superb holiday in Devon through Toad Hall. Western Knowle is a superb property. It was great to have an enclosed walled garden that even our dog could not escape from !! Also, another big "Thank You" to Debbie the Caretaker for helping us when we locked ourselves out of the property. We can't wait to stay in the house again. Spacious well proportioned house, close to all amenities. A real bonus having two sitting rooms when the party consists of teenagers and adults.the snooker table proved to be a big hit.
